Mangaluru: Ultra-modern commercial project ‘Inland Business Park’ inaugurated

Mangaluru, Apr 29: In-land Builders, one of Karnataka’s premier infrastructure developers unveiled their prestigious new commercial project ‘Inland Business Park’ at Bejai Main Road, here on April 28.

Located on Bejai main road, in close proximity to Bharat Mall, KSRTC main bus terminus and a myriad of big business establishments, Inland Business Park will be an iconic commercial addresses in Mangaluru. The plush business premises are well suited for big brand showrooms; offices of multi-national companies; clinic space and diagnostic centers for prominent doctors; bank branches; health, fitness and training centers; mega brand food chains; and a host of other new-age businesses.

The day was marked by a gana homa in the morning, a dua and a blessing in true secular tradition that IN-LAND has been following since inception. The pooja was conducted by Giridhar Bhat of Balambhat Math followed by dua by Imam Kamil Sakafi and blessings by Fr Vincent of St Francis Xavier Church, Bejai.

The inauguration function in the evening commenced with a ribbon cutting by Chief Guest Prof (Dr) Shantharam Shetty, Chairman – Tejasvini Hospital and SSIOT in the presence of Siraj Ahamed, chairman & managing director of the In-land Group and directors Meraj Yusuf and Wahaj Yusuf. Guests of honour Vedavyas Kamath, MLA (Mangaluru South constituency), Sudhir Shetty Kannur, mayor, Mangaluru City Corporation and CA S S Nayak, past chairman, ICAI, Mangaluru graced the occasion.

A prayer invocation was followed by the director of In-land, Wahaj Yusuf welcoming the gathering. Chairman Siraj Ahmed delivered the keynote address and said, “Inland Business Park is the most modern we have created so far and I am sure it will far exceed the expectations of both owners and tenants. In addition to the beauty of the elevation design, Inland Business Park has just the right amenities that are very important for any office, showroom or medical center today.”

He said, “The concept, design and styling of Inland Business Park is entirely in an international style with a lot of features adopted from buildings in the Gulf.” Stressing on the attractiveness of Inland Business Park for the medical fraternity, he said, “I am very glad that many doctors have already taken up premises in Inland Business Park. Traditionally doctors have set up their clinics in the Falnir/Balmatta area but overtime those areas have become congested and devoid of proper parking facilities. Many of the buildings there which were built in the 80s and 90s have now become old and difficult to maintain. Doctors now have the opportunity to move to this brand new building with all the facilities that they desire. The Bejai-Ladyhill-Urwa-Kottara area has developed rapidly over the last 15 years and now has a very large hi-net-worth population living here. But there are not enough clinics and diagnostic facilities in this area yet. This is the right opportunity for doctors and medical services to set up their clinics and centers in Inland Business Park.”

He concluded by saying, “We have just completed a 120 apartment project in Airport Road, Bangaluru and we will be launching one more in the same area soon. Our first project in Hindkal, Mysuru will be launched this year. The two residential projects we launched in Mangaluru recently at Bondel and Mannagudda are being rapidly completed and have attracted good demand from customers, mainly because they are In-land project. Shortly we will be launching a luxurious residential project at Bendoor opposite St Agnes.”

Addressing the gathering, the chief guest, Prof (Dr) Shantharam Shetty said, “I consider it a privilege to inaugurate this very prestigious project Inland Business Park. In a city like Mangaluru which is the hub of education and is the cradle of banking, Siraj is taking the lead in ensuring that people have beautifully designed buildings to live and work in. Siraj’s work in this field is converting Mangaluru into a place of perfection like Singapore.” He said he has been witnessing the growth of Siraj and of In-land over the last four decades and he is sure that Siraj has still a long journey ahead of him. He concluded with an Irish Gaelic blessing ‘May the road rise to meet you’.

MLA Vedavyas Kamath in his brief address said, “I am not surprised that In-land has a pristine reputation in the real estate industry. Their design and construction is not just innovative and delivered on time but the personality of Siraj, who believes in keeping in touch with every strata of society, has enhanced the trust of the customer in the brand.” Kamath also said that he is aware of some difficulties being faced by the builders in terms of the valuation procedure for registration and he will definitely take this up in the Karnataka Assembly soon.

Mayor Sudheer Shetty Kannur in his address said he was doubly glad that Inland Business Park is situated in his Kodialbail ward. He said that not just parts of the city, but every part of Mangaluru needs to develop and he as mayor is trying to ensure that. He invited entrepreneurs and the medical fraternity to make use of the opportunity provided by Inland Business Park to set up their profession in Bejai which was fast developing.

CA S S Nayak in his address kept the audience enthralled with quotes in Sanskrit and Kannada attributing Siraj’s growth to the fact that In-land delivered happiness and peace (ananda-nimmadhi) along with the buildings that they constructed for their customers. He said that Siraj’s children were supporting him well and Siraj should use that support to grow In-land into an all-India organization.

The marketing manager of In-land, Ullas Kadri briefed the audience about the features of the project and said, “Inland Business Park offers 65 commercial spaces of the highest quality and latest design. Two major highlights of the building will be its ample parking space and enhanced power provision with 100% DG backup. Also among the modern amenities provided are, 24-hour CCTV-based security, the latest fire-fighting system, wide corridors with granite flooring, and two automated elevators with automatic rescue devices. A spacious Italian marble lobby adds to the grand appearance of the building. The lobby also houses an artistic cafe which is another unique feature of the building.” He urged the guests to view the premises in the building to see for themselves the unique amenities and facilities available.

Inland Business Park also boasts of a futuristic identity signage board, energy-efficient lighting for common areas, AC and internet point provisions, façade glazing, and very spacious washrooms on every floor as well as additional provision for individual washrooms within the premises. Customers can choose office spaces from 345 sqft to 1010 sqft, with provision to combine adjoining spaces for bigger requirements.

The second and third floors of the building are devoted to the medical fraternity such as doctors’ clinics, diagnostic centers, labs, and pharmacies. Currently, there is a big vacuum for medical facilities in Bejai. Most of the reputed doctors are located in the Falnir/Balmatta/Highland area where there is a severe shortage of parking. By offering spacious clinic premises with adequate parking, In-land is fulfilling a long-cherished dream of the medical fraternity for modern infrastructure. Several commercial spaces in the building have already been sold and prospective buyers would do well to make their choices expeditiously.
