Udupi: Malpe Manipal Builders’ ‘Royal Embassy’ to be inaugurated on May 16

Udupi, May 15: Royal Embassy, a 30-storey residential building, a major project of Malpe Manipal Builders will be inaugurated on May 16. The building is one of the tallest buildings of the city.

Dr H S Ballal, pro chancellor, MAHE will inaugurate the project. While Pramod Madhwaraj, chairman, Malpe Manipal Builders, Thota Mohammed Suhel, managing director and other board of directors will be present.

Udupi, the temple town known for its eternal charm and ethnicity, will surely add another landmark to its allure with the 30-storey sky rise residential tower ‘Royal Embassy’ is all set to stand tall in magnificence and grandeur in Manipal, providing an ideal opportunity for all those who are in search of a royal abode for a royal living. Manipal, which has already found a place on the map of India as a bustling educational and health care hub, will have Royal Embassy to add to its charm.

It is going to be one of the tallest buildings in Karnataka and the four blocks of the building have been designed in such a way that about 70% of the building will be able to get sea view.

About the construction of the project

This project is designed by renowned architects having more than two decades of exposure in diversified architectural design M/s Simons and Associates, Bengaluru / Udupi.

Soil investigation report was done by world renowned soil investigation expert Dr Jaideep Wagh, Mumbai.

The structural design was done by India’s renowned structural consultants M/s Shanghvi and Associates consultants Pvt Ltd (SACPL), Mumbai.

The electrical design was done by country’s renowned M/s Sripeksha Engineering Consultants Pvt Ltd, Bengaluru.

Plumbing and fire fighting design was done by M/s Cascade Service Consultants Pvt Ltd, Bengaluru.

The contract was given to Consolidated Construction Consortium Limited (CCCL) and ISO certified company. CCCL is known for its unique professionalism that embodies a code of ethics, a committed and farsighted management team and its bend of experts in a wide range of domains. They are known for quality and timely completion of work.

Features of the project

The project is situated in a sloppy cliff with ground plus 30 floors spread over 3.5 acres of land. Four separate towers are connected to a central core with 6 high speed lifts and staircases. In all towers at every levels, each flats are designed with two side ventilations. The building is designed on pile foundation with raft cap and MIVAN shear wall considering seismic reaction. Double wall concept is considered in the design as thermal massing for better weather resistance.

The 3.5 acre of land is surrounded by connecting road on all four sides with a level difference of 22 metres from front side of the site to backside. After proper site level analysis, architects designed the G+30 storied grand edifice with the grand entrance from the main road which will be at 6th floor with reference to rear side of the site contourand rear roads.

A tower starts from 2nd floor level with reference to rear side level of the land in which 3rd, 4th, 5th levels are designed for car parking. At 6th floor of ‘A’ tower, grand entrance is designed with double height lobby. At 6th floor level (Ground Level of Front Road), guest car parking has been designed. From 7th floor up to 28th floor on each tower, four flats are designed in which there are three 2 BHK and one 3 BHK flats. At 29th and 30th floor of each tower there are two duplex of 4 BHK and spacious pent houses are designed with private land scared terrace.

B tower starts from 1st floor level with reference to rear side level of land contour in which of 2nd, 3rd, 4th, 5th and 6th floor are designed for car parking. At 1st floor level, there are two 2 BHK flats.

C tower starts from the ground level of rear road that is approximately 22 meters lower than grand entrance at 6th floor level on main road. C tower has G + 30 floor in which each floor has four flats (three 2 BHK and one 3 BHK). At 29th and 30th floor, duplex penthouses are designed with private land scaped terrace.

D tower starts from the ground level of rear road that is approximately 22 mts lower than the ground entrance at 6th floor level on main road. D tower also has G + 30 floors. At ground floor, tere are two flats of 2 BHK in the 1st floor, one 3 BHK and one of 2 BHK are designed.

At 3rd, 4th, 5th and 6th floor, car parking are designed.

In the entire project, in all four towers, there are 450 covered car parking, grand entrance lobby, two 1 BHK, 284 2 BHK, 96 3 BHK, three 4 BHK and eight 4 BHK duplex penthouses in total. In addition to these, eight 2 BHK guest houses are designed to cater the needs of flat owners.

A separate club house clock has been provided in four floors (Approximate 15,000 Sq Ft) with A/c party hall for 200 members, state-of-the-art fitness centre, indoor games, hall, yoga, meditation, billiards and table tennis room spread over in 4 levels, and grand entrance lobby level sunset view desk is designed with pergolas.

Swimming pool (Separate for toddler and adults) is designed with changing room. Children’s play area is located at ground floor with toddler play equipment. And also a beautifully landscaped lawn and jogging track is designed at the ground floor.

The entire building is provided with fire fighting system with fire control room, 24x7 power backup generator, power house, water treatment plant and 400 KLD sewage treatment plant is designed with provision for reuse of water for flushing and landscaping.

Total height of the building is 130 mts.

Project Management

Since MIVAN shuttering system is used, ceiling, internal and external plastering cost saved. Pre tacked electrical conduit lines for lighting and plumbing lines s done avoiding chipping labour and masonry waste. As a result on MIVAN Masonry waste generation at site, plastering spill over waste generation and electrical and plumbing chipping waste is totally avoided. Approximately 400 MT of waste dumping on nature is totally avoided. So it is eco-friendly.

MIVAN technology

MIVAN system is high quality aluminium shuttering system from Malaysia used for an integrated approach of doing the shear wall and roofing with RCC. The advantages of this system are high quality construction at a faster speed. In this system, concrete walls will replace the entire masonry, thus making the structure monolithic. High quality form work panels ensure consistency of dimensions. On the removal of the mould, a high quality concrete finish is produced for accurate tolerances. Hence, the building is much safer in terms of seismic design (earthquake resistance).

This technology has been used extensively in other countries such as Europe, Gulf Countries, Asia and other part of the world.

The amenities at Royal Embassy are designed keeping in tune with the international standards to cater to the royal lifestyle of neo-royalties and their aspirations. Provisions will be provided for covered car parking for all apartment owners, two-wheeler parking and visitors’ car parking. Spacious multi-purpose hall is also proposed for residents and society office.

Utmost priority is also given to address environmental concerns by proposing modern MBR technology Effluent Treatment Plant, Rain Water Harvesting system and solid waste management system.
