Airports Authority of India planning to set up air cargo hub in Udupi district

Karkala, Dec 9: Airports Authority of India (AAI) has drawn up a plan to set up its cargo hub in the region, and has asked revenue department to acquire and hand over to it 2,500 acres of land.

The news has made the people of Inna, Belman, Mulladka, Mundkoor villages in the taluk as well as Palimar, Yellur, Santhoor, Nandikoor and other villages in Kaup taluk jittery as they are apprehensive of losing their land for this project.

It is said that such projects are also proposed to be executed in Mysuru, Belagavi, Vijayapura, Kalaburagi etc.

A decision to identify alternative land in three places of Udupi district was taken at a meeting of Airports Authority held at Bengaluru on June 1 this year.

It is said that the authority plans to manage traffic density in the international airport at Mangaluru in this way as it expects 56 aircrafts presently using he runway at Mangaluru per day to increase to 80 to 100 shortly.

Udupi district deputy commissioner has issued a notice to tahsildars of Karkala, Udupi and Kaup tauks to identify land for the said project and send a report thereof. The notice seeks to create international health city from Kaup lighthouse to Polipu beach, and for the proposed multi model new international airport and cargo hub for which it proposes to acquire land from Palimar, Mulladka, Mundkoor and Inna villages. Satellite images of the land that has be planned to be acquired from villages like Shiroor, Byndoor, Paduvari and Yadtare on the other end of the district, it is learnt. The taluks are expected to verify the satellite maps and provide details to the district administration.

    You guys will use our good agricultural lands for your project, but recruit out sliders to do jobs in our land. I as seen mangaloreans are welcoming out side workers in our land but if we go to Tamil nadu and kelara or northen part of india, they welcome us in same way? I am not talking about metro cities. I am talking about small cities like mangalore. We local tuluvas, irrespective of religion /caste wants job in our place.......................

    In the Land acquisition Act Brought by UPA Govt the clause is 2 times Market value for Urban Areas and 4Times Market Value for Rural areas Read the act through Google in Haryana Gujarat they got it .
    Your View that Market Value 10 times the Govt value is totally wrong because after the Stamp duty and registration act became strict all the State Govts refused to accept registration unless the exact value is put up in the agreement .Thus these days the Govt declared value is same as Market value and rather in many cases Govt s value is same as Market value
    In 2014 when Modi Govt came in he wanted to include all the Govt land acquisition schemes under the Land acquisition act .In Land acquisition act there is a clause that more than 50% should give consent and social impact assessment should be carried out then only land acquired as this includes land acqusition for Road Construction ,Factories both private ,Public Ltd etc .
    Modi s demand was 1. Remove the Social impact assessement clause
    2.Remove more than 50% consent required clause
    3. Include Various Govt Land acquisition acts like Railway act ,Airport act into Land acquisition act
    Modis amendment bill passed in Lokasbha but Congress Opposed in Rajya Sabha
    Then Modi didnt stop there He advised State Govts where in there is BJP Govt to act as per his amendment as the Ultimate power of acquiring lies with the Revenue department which comes under State Govt .
    We have BJP Govt here People are getting 4 times the Market value .My Friend who had land on Nasik-Pune Highway got Rs 250 Crores (His family with 60 members)
    I think Congee Govt may think of saving money and not give enough

    Thank you for your very detailed response. Now the riddle is, since there is no difference between market value and government rate (after stamp duty and registration became strict), there are hardly any sale deed registration in the past one year because of the directive to register sale/purchases on the market value. What do we infer from this ? Has Mr. Modi's attempt to bring all land under government land acquisition law has materialized ? No ! That is because Mr. Modi bypassed enforcing a balancing between those two extremes or specifying an area-wise rate (we are aware how high the property price shot up in the past 10 years). He should have offered 4 times more than the new specified rate, not the existing costs . Which 'Daanashoora Karna' is ready to give 14% tax for a 50 Lac deal ? Earlier the tax was for the government land rate, not the entire 50L

    This created a crunch with the builders, developers and RE business. Well, its the developers who had the money, not the people. The black money with them went under the drain because of demonetization, as well as the new land acquisition law hit them because the property deals ceased to take place. I wonder what good did Mr. Modi do to both - a common man who wants to buy a property or the developer/RE man whose money blocked in the developments he has on hand that are not selling at all.

    Or to people like you who anticipate 4 times the market value - whether they will be satisfied because the land prices have remained where they were and its not feasible to offer 4 times of that rate. This is like showing a candy but the one who is offering it himself can't afford it. You or those who hold properties seek more but the one who wants buy, is not ready to pay tax for the entire sum - tell me - has Mr. Modi made things easy, or complicated them more ?

    That is why, being a PM is more complex than being a tea seller. Congress did not oppose the deal for nothing.

    Santhu Birve, if you lose your ancestor land where you and your ancestors living there for generations....will you still thank Modiji????? Offer your land if at all you have several acres ....and you need not even thank Modiji!!!, just thank your destiny so that you can help and serve development!!
    For your kind information, people spend life time to build one home and surroundings where many politicians can earn it in few minutes.....whichever political party they belong to!
    However, track record shows....government decision is final, it may get delayed due to protests.....and finally it will be done...while affected people run pillar to post get compensation and from little compensation too they need let off a percentage to babus to get final settlement??

    Very very very good proposal. Since possibilities of Kenjar runway expansion impossible, this place Belman is the best suited for an large international Airport. Which will cater not only Udupi but also Mangalore, Karkala, Hebri, etc. Later on existing Kenjar/Bajpe airport be used as completely for charter/ Defence aircraft. My request for People of DK and Udupi do not oppose such big projects, it gives lot of potential for improvement of our infrastructure and development of the entire coastal region.

    Air Cargo requires timely focus and attention. As much as passenger traffic is equally important for the airlines, the cargo plays an important role in Nation's economy because India has tremendous potential to be a major source of cargo traffic. India is also situated geographically for lots of air cargo to be transited via India.

    While passenger traffic will continue to increase all the time due to growing population and also growing travelers by India air, cargo traffic needs timely attention by allocating the right place for cargo handling. India is an ever growing country where food and many other products are made available for export. Besides, India will also continue to increase their imports by airfreight due to so many urgencies that will continue to prevail.

    India will continue to play an important part in the International Trade and Commerce. A suitable airport facilities planned in time will benefit India to be the forerunner in global trade. Cargo logistics need timely planning. The earlier we plan an alternate area for air cargo handling will be to our advantage. If Udipi is considered an ideal sight, so be it. Let us also plan some broader and better roads between Mangalore and Udipi. Let us also plan some animal ports as well in addition to cargo ports as India has lot of animal traffic to handle in the future to come.

    I heard of this news and worst part is Govt doesnt want to give 4 times the market price I heard .This is wrong
    My Land belongs in this region .This is was Modiji wanted when in he came to power to bring all the Govt land acquisition laws within the land acqusition law so that all will get 4 times the market value .Which Congress opposed .
    I will not give up my land if I am not given 4 times the market price

    Please don't take me as 'laughing at your cost' I just want to put some points forward.

    (Mr. Modi when came to power, wanted to bring all land under government land acquisition laws so that all will get 4 times of the market value) is what I understand from your comment. {I have reworded it as per my understanding assuming that this is what you want to say}

    You said Congress opposed it. Congress is right in opposing, because its not feasible. Generally the market value is more than 10 times (let's say) than the actual registering value (book value). As such, if the land in question is 20K per cent as per market value, by what authority can Mr. Modi offers 80K for it ? Where the money will come from and why a common man should be burdened with this contribution (surely this money will not come from the coffers of BJP but from taxes) ? On the contrary, Isn't it obvious that the government acquires it for 2K per cent (that is the book value as per government records) ? {That is why I said Congress is right in opposing Mr. Modi's proposal}

    What I gather from your point is, that Mr. Modi gave an assurance of something impossible but people believed him and voted for him. Congress remained realistic but people thought the party is against their gain so they did not vote the party.

    Please correct me if I am wrong. But if I AM right in my above perspective this is one example of fooling the public by none other than 56" wide chest bearer son of INDIANS. He tried this gimmick in many other ways too and made Adani, Ambai, Ramdev richer but the common public is a fool waiting for 'Achche Din' which will never come.

    I'll take a bow if my rewording is a mess and that is not what you wanted to say.

    Sacharipet is not coming in this project...you don't have to worry...Inna gudde( near Microwave tower)..there is lot of Government land...Mulladka is between Belman and Mundkur...you are far east and south...

    After this project is completed...remaining land prices nearby will increase ten fold...you you may be a net gainer of this project...

    I seriously doubt they are going ahead with this project...could be just talking...

    Sacheripete comes under Mundkur Village and 2500 acres means about 10 sq KM thus Sacheripete will definintely come.I knew this before 2 months only .The actual demarcation point is Shambhavi River .Thus Kadandale Village will be saved as a whole .Even Bola is likely to go

    I feel fortunate to have understood our PM well, in advance and not have drawn into his direction. I wish there were more the numbers of people in similar situation than the other way around.

    If you are land holder then you will definitely cry...
    Forget about four times, if you get double the amount of current market rate that would be the good deal...

    Today it seems like INR is steadily loosing its buying power. Today's 100 rupee can buy only 10 rupees worth of items after ten years... That is reality.

    Sri,

    I am not a land holder, I seek a property to build an abode. But, I am not ready to pay 14% of the market value in taxes. No, I am not evading taxes, I will pay them but the gap between government rate and the market rate should be balanced. If earlier if a piece of land priced 10K as per govt rate but costed 10L to me as per market value, I had to pay tax @ 14% of 10K, not for 10L as it is applicable now.

    Bringing all land deals under land acquisition law is alright but the rates must be brought down from 10L to say 1L, not raising the 10K up to 10L. I better keep my money in the bank and pay taxes on the interest or invest it in some bonds/funds than get fooled by this chaiwala. I would rather continue to stay in rented accommodation than making the undeserved richer.
