Mumbai, May 23: In a move aimed at safeguarding lives ahead of the monsoon, the Maharashtra Housing and Area Development Authority (MHADA) on Wednesday evening released an updated list of dilapidated buildings across the city. However, instead of offering clarity, the list has thrown residents of Girgaon into confusion and distress, with many questioning the basis of their inclusion.
Among the concerned is Aparna Malar, owner of Kalyan Building, who told mid-day that her building had undergone extensive repairs as recently as March, following an earlier C-1 notice—a category denoting severe structural risk. “MHADA gave us approval after we submitted our tenants’ consent for repairs and completed the plastering work. We’re shocked to see our building still on the list,” she lamented.
When asked about a post-repair structural audit certificate, Malar said she was unaware of such a requirement, stating that their building manager assured them all paperwork had been cleared.
Residents like Nirmala Jain of Vishnu Nivas echoed similar concerns. “There has been no official inspection record shared with us. We just found a notice stuck on our door without explanation. We’re in limbo—not sure whether to evacuate, challenge the order, or expect compensation,” she said. With only a few residents and an office currently operating from the premises, uncertainty looms large.
The issue has exposed administrative gaps, as some buildings listed as dilapidated had either undergone repairs or were awaiting redevelopment clearances. Ownership disputes, lack of legal documentation, and absence of developer interest have compounded the problem for several willing to opt for redevelopment.
Experts believe the situation highlights the urgent need for procedural transparency and communication from MHADA. Residents, many of whom have invested lifetimes in these buildings, are now caught between legal confusion, fear of collapse, and lack of viable alternatives.
As monsoon clouds gather over Mumbai, Girgaon’s residents are seeking more than a notice—they want answers, clarity, and a fair chance to secure their future.
