Mangaluru: Tenant cheated of over Rs 1.14 crore over fake rent agreement

Mangaluru, Nov 29: A police complaint by a tenant of defrauding him of Rs 1,14,10,000 on the basis of a fake rent agreement is registered at Barke police station here. Rathish B N, the victim has accused Ram Mohan Rai of the fraud.

Rathish had started an organization named Mahesh Foundation in 2020-21 at Global Multispecialty Hospital Private Limited building at Matadakani at a monthly rent of Rs ten lac and an advance deposit of Rs forty lac.

Ram had let out the building on rent in September 2021 for thirty years as per the rent agreement. He was running an organization named Gurudeva Education Foundation and had prepared a fake rent agreement posing as the owner of the building to cheat. Rathish B N has paid Rs 70.16 lac to Ram as rent of Rs ten lac per month as per the rent agreement.

The ownership of the building is in the name of Dr Sushil Jathanna and Sudaram Rai. Ram had prepared a fake rent agreement posing himself as the owner of the building in order to cheat and obtained Rs 1,14,10,000 by way of Rs 40 lac deposit and Rs 70.16 lac rent, states the complaint.

    Rented for 30 years? That is a commitment of Rs. 30 crores. Almost like buying the property. Also, what happens to inflation and price escalation during this period? I am sure a lawyer would have been involved and it would have to be registered if it has to be a valid document? In which case, I am sure the tenant could have demanded to see the original documents proving the ownership? Sounds like kids sat across the table and decided to avoid fat lawyer fees.

    My perception is that this sort of cheating is impossible as both the parties were physically present here; there ought to be many more branches to this illusory story! This is a very personal opinion based on my understanding 🤠; please do your own research and analysis before believing in anybody 🙏
