Mangalore, Feb 21 : Just trying to take baby steps in a volatile and demanding field like real estate and already having three completed projects in a short period of two years is a commendable achievement for any firm.  Marian Infrastructures, which is into real estate, construction, infrastructure and turn key projects, is an emerging name in the field in Mangalore.  In the last two years the Company has been creating ripples in the real estate scenario with an element of newness in every project it undertakes, much to the chagrin of its competitors. Three completed projects, three on-going and three more soon to be launched projects in a relatively short period of just two years is like big dream come true for Marian Infrastructures.   Needless to say dreams become a reality only with hard work, novel approach matched by an unbridled enthusiasm to give wings to ones dreams, which Ujwal and Naveen possess in abundance. This finds a reflection in their completed and on-going projects which are the true embodiment of their motto “quality through perfection”.  In fact Marian caters to all segments of the society by going for three types of projects – Premium segment which are basically luxury apartments, semi-premium to the middle-class group and budget segment to cater to the low income group.

“We want to reach out to all sections of the society so that everyone can fulfill their dream of having a roof over their head to suit their budget”, says Naveen.  Oliva, the completed project at Bejai new road having 20 apartments, caters to the budget segment.  Brookfields, another completed project on ESI Hospital Road, Bendurwell, has 32 premium units.  Cresent the third completed project in Mulihithlu Main road in Mangaladevi, also comes under the budget segment.  

The company has three on-going projects which will help it gain a strong foothold in the real estate sector of Mangalore.  Valley View on STPI Road, Near Derebail Church is a Luxury apartment scheduled for completion coming April.  “Chalet”, near St Theresa School, Bendoor offers 16 semi premium apartments stamped with the Marian stamp of novelty and perfection.  “Celeste”, another semi-premium construction of 35 apartments in Mercara Hill Road, Bendoor is another big budget project coming from the house of Marian Infrastructures. 

Among the soon to be launched projects are “Sri Laxmi Residency”, a 40 apartment semi-premium project on Kadri Temple Road, “Talia”, another apartment offering 40 budget apartments in Bejai Road and another yet to be named premium apartment within the city limits, all of which is going to establish Marian Infrastructures take a firm footing in the real estate scene of Mangalore.

It was the infallible faith in their core strength and capabilities that gave the necessary courage for Marian Infrastructures to get into the field of real estate when the market was facing a downslide two years back. Naveen puts is succinctly saying “Mangalore being one of the fastest growing tier II city was growing at rapid strides.  Economic progress led to an upsurge in the demand for commercial and residential property in the city.  We always knew if we could offer quality projects at the right price we could make inroads in the industry.  We had that confidence and we have proved it right”.  

Ujwal, who is an experienced quality auditor trained at Bureau Veritas, Dubai has about 18 years of international and national exposure and experience in the field of large scale projects such as refinery areas, pipeline works, multistoried housing complexes, townships and pre-engineered steel buildings.  He was the management representative of a company abroad which was one of the first to get ISO 9001:2000 certification.  “We adopt innovative ideas in our projects to have a cutting edge in this competitive sector.  Our international exposure helps us to use latest techniques in construction and put innovative ideas to achieve a distinct identity of our own”, Ujwal says in his usual candor.  Naveen  has 11 years of professional experience and one year international exposure and their combined creativity has resulted in producing some distinct projects in Mangalore.  They have also been able to infuse their international exposure to their projects in Mangalore.  

Apart from the USP “quality through perfection”, Marian Infrastructures is interested in creating environment friendly buildings and projects and are therefore into landscaping and rain water harvesting in a big way.  “In some of our projects we have introduced solar water heaters and we are into generating renewable energy into our projects”, declares Ujwal.  “We are the first builders in Mangalore to provide fully furnished kitchens in our projects” says Naveen talking about the exclusiveness of their projects.

    I haven’t yet had the pleasure of meeting Naveen so can’t say anything about him, but Ujwal is my older cousin and has always been someone I looked up to. The word “Congratulations” seems to fall way short of expressing what I really want to say. Rewinding my memory back about 20 years, when I was a teenager, I remember Ujwal visiting us during his holidays.

    As far as my mother was concerned, he was the model child. Because soon after Ujwal had left my brothers and I used to hear this a lot … “Why can’t you boys be more like Ujwal, he is so mature and understanding?” My mother’s philosophically rhetorical questions didn’t make much sense to me then. After all, how could I possibly be like someone else, even if it is my cousin? So my mother’s words went in through one ear and that very instant came out the other ear!

    Now, fast-forwarding to the present. I am at my desk wondering what I could possibly say to my cousin on his achievements. If ‘imitation is the best form of flattery’, then “Yes I would like to be more like my cousin, Ujwal”! Not just because he is a successful entrepreneur, but because it takes courage to be the catalyst of change.
