Mangaluru: Red Bricks adds more beauty to city with two prestigious projects

Mangaluru, Dec 9: The identity of Dakshina Kannada is closely associated with the laterite stones, found abundantly in this coastal region. That is why when an enterprising trio of three brothers Rajesh, Sudesh and Shailesh and ably supported by their father Keshav Sujir –decided to make a grand entry into the crammed real estate field of Dakshina Kannada he named his company as “Red Bricks”.

The name really caught the fancy of the people as it was the first company that came out with budget apartments, something unheard of in Mangalore. With its entry into real estate field in 2011 Red Bricks Dwelling and Infra Project Pvt Ltd, promoted by a Mumbai based Mangalorean created quite a flutter and revolutionised the real estate industry in Mangalore with its new-fangled approach by catering to a segment hitherto uncared for and marginalised.

The company found a strong pedestal in Mangalore with its daring approach. With land prices zooming Mangaloreans who are used to living in independent bungalows and huge houses slowly began accepting the apartment culture. But the existing builders focused more on promoting 2 and 3 bhk luxury flats to acclimatise people to the apartment way of life. This trend led to a void as these apartments are beyond the reach of lower middle class and the common people. But then there was a paradigm shift in the scenario with the entry of Red Brick with their two ambitious projects - Red Bricks Palm Hills at Kulshekar Chowky and Red Bricks Village at Silver Gate in Kulshekar.

Trendsetters in affordable apartments

The entry of Red Bricks offering affordable apartments created déjà vu among the otherwise dejected people. Having sensed the existing void Red Bricks, which was always itching to do something tangible in its birth place Mangaluru, bought two prime properties in Mangalore to give wings to their dreams. “It has been my father’s dream to give something to the working class people of this district. He had come up in a hard way and we can very well relate to the common people and their difficulties”, says Rajesh Sujir the eldest of the three brothers.

The company bought 7½ acre prime land at Silver Gate in Kulshekar and a two acre land in Kulshekar Chowki and soon it created a buzz that low cost housing will make an entry in Mangalore. “We realised there was a void in the market as the lower middle class or common people could not even think of buying an apartment. With land prices skyrocketing people working in the unorganised sector or even the lower middle class could neither buy land to build a house nor could afford an apartment which is priced at anything 25 lakhs upwards. Our company decided to cater to these people as a way of giving back our due to the society and introduced the concept of budget apartments in Mangalore”, contends, Sudesh Sujir, the second brother.

The projects in Mangalore are handled by Rajesh and Sudesh while the youngest brother Shailesh is managing the show in Mumbai. Rajesh and Sudesh are qualified Mechanical Engineers whereas Shailesh is an Electrical Engineer. All the three have years of experience to their credit in the construction field. Their father Keshav Sujir, who is the chief mentor behind the Red Bricks projects, is a qualified mechanical engineer and heads the oil and gas division of a company in Doha Quatar but is the guiding force behind Red Bricks.

Keshav, born in Sujir, Arkula, and founder of Sujir Construction Company, Mumbai, has successfully executed many prestigious projects in Mumbai. The combined experience of the father and his dynamic and enterprising sons is sure to give value additions to the projects promoted by Red Bricks in Mangaluru. “There was a vacuum in the budget apartments segment and we are happy that we are the trendsetters. We intend to continue what we have started”, Rajesh asserts.

The public response to the budget apartments has been overwhelming though there are a few who have been sceptical about the quality of the project. Rajesh Sujir allays all fears about the quality saying “we provide budget apartments without compromising on quality, location, aesthetics or amenities. We have obtained ISO certification both for construction and marketing which guarantees the quality of our projects”. Sudesh points out that the company has been able to provide affordable housing due to a slew of measures adopted by it. “We can offer budget apartments mainly because ours is in-house construction, we are limiting the height only up to 4 to 5 floors so that construction cost remains stable, we got the land at cheaper rates and we don’t intend passing the land appreciation on the buyers and we make timely payment against delivery to vendors and suppliers and hence get raw materials at reasonable rates”.

Red Bricks Village – affordable luxury

Coming up in a vast 7 ½ acres of land in the unruffled surroundings of Silver Gate,in Kulshekar Red Bricks Village is an ambitious project coming from the house of Red Bricks. The project offering low cost apartments being developed in 7 phases took off to a flying start in March 2013 and at present work is going on in full sway in the first three phases. Phase I and II together contain 136 units and will be ready to handover by March 2015. Phase III(three) will see completion of 110 units of 2 and 3 bhk and will be ready for occupation by December 2015.

True to its USP of offering budget apartments, Red Bricks’s one bhk apartment pre-launch offer was given at an incredibly low rate of Rs. 9.95 lakhs. Currently 2 bhk apartments range from Rs. 17 lakh onwards and 3 bhk apartments at a reasonable rate of Rs. 21 lakh onwards.

    i appreciate the quality and perfection of Redbricks. eventhough its low budget project the made it strong and elegant. by providing reasonable rate Redbricks made easy to buy homes for the poor and middle class.

    Laterilte stones used for constructions makes the structure strong than concrete blocks .Especially climatic conditions of coastal region suit well for these type of constructions.There are various categories in laterite stones depending upon the quantum of clay soil contaned in it.In our region laterite stones from Needude surroundings are one of the best in quality.Atmosphere remains cool in buildings constructed by lateritre stones.Complements for the Red Bricks team to adhering to traditional ways for their projects.
