Mangalore: Land Trades Riding High on Reputation

Daijiworld Media Network - Business Desk

Mangalore, Sep 20: Shelter constitutes one of the basic human needs and to cater to this never diminishing need we have builders and developers who satisfy every housing need of people as per requirements, affordability and taste.  Competition ensures quality product at a reasonable rate to the customers and Managalore has many reputed real estate firms which have taken a strong foothold in the market because of their reputation and  brand value.  Land Trades is one such real estate firm which has established itself firmly because of its unfailing  reputation built on the trust of  its loyal clientele in the last two decades.

Srinath Hebbar

In the past 20 years it has slowly but steadily emerged as a force to reckon with the under the dynamic stewardship of its proprietor Shrinath Hebbar who leads a team of young and energetic professionals.  Its foray into the real estate segment began with land dealings and brokering in the early 1992’s just at a time when there was a real estate boom.  The experienced thus gained gave  Hebbar an insight into the real estate field  and he realized the vast potential for the growth in the emerging city of Mangalore. It was 1992-93  that Hebbar slowly began to acquire lands in prime localities and started to develop lay outs one by one, to begin with.

The company’s first lay out was in Jeppu Bappal in Mangalore  in 1994 in a 60 cents land  and from then onwards the it has come up with a slew of layouts in prime and posh localities of  Mangalore city namely, Yeyyadi, Yekkur, Yemmekere, Derebail, Kadri Kambla, Bejai, Attavar, Bolar, Pumpwell, Bondel, Kulshekar and Lohitnagar, to name a few.  Dwaraka  Layout in Kadri, Green Acres layout  in Bejai Kapikad, Chitrakoot Layout in Bondel, Palm Fields in Kottara, Brookesville in Bolar, Green Meadows in Kulshekar, and Bajpe Heightsl are some of the residential layouts developed by Land Trades.

The firm had begun to locate and acquire prime lands especially in localities that had good potential for growth in future.   Once the land was acquired the professional team took over to come up with well-planned and promoted residential layouts  complete  with all modern amenities.  These layouts were provided with broad roads,  regular water supply, good  rain water drainage and sanitation facility, adequate greenery,  proper power  supply with independent transformers and other basic infrastructure required for a decent and comfortable living.

Shrinath Hebbar who is modest about the success of his firm says it to the trust the firm has been able to acquire in the last two decades.  “Clear title documents, quality product and reputation have been our hallmark  and we have been able to reach out to all -  the lower, middle class and the high-end clientele.  Our main advertisers are our satisfied clients who recommend our firm to their family and friends.  This has enabled to have new customers  without much difficulty.  Our  clients and our products speak for us in glowing terms”, he says.

Having gained enough experience and expertise in the volatile field of real estate and having emerged successful,   Land Trades began to diversify by entering into the commercial segment in 1997.  The first commercial venture to its credit was the ‘Royal Chambers’ followed by ‘Vijayashree Arcade’ in Kadri Hills, ‘Vijayashree Chambers’ in Karangalpady and SIM centre in Mallikatta, Mangalore.  Soon after, Land Trades began to promote apartment projects and there too proved their superiority by undertaking many prestigious products. The firm’s maiden apartment project was Astoria in the posh Bendoor  locality.  The project proved to be a success beyond expectations and soon Land Trades came up with a series of apartment projects such as ‘Orion’ in Lobo Lane, ‘Aria’ on Alvares Road, ‘Mercara Heights’ in Bendoor, which resulted in the firm establishing its  stranglehold  in the real estate market.

Shrinath Hebbar confides “we have been able win over the trust of the people  because we are sincere in our dealings and when we do the projects we fully involve ourselves as if we build a house for our own personal use.  The standard and quality of our earlier projects have helped us to build an enduring  reputation.  Customer’s satisfaction is our priority and we don’t  compromise on that at any level”.

Land Trades has now come up with a prestigious super luxury apartment project “Sai Grandeur”, in the prime locality at Jail Road, Kodialbail in Mangalore.  The project is promoted in association with another reputed real estate firm of Mangalore, Abhiman Constructions.  Located at the junction opposite  Capuchin Friary on Jail Road,  the project is all set to become a major landmark in this area.  The main advantage of this project is its strategic location with easy accessibility to prime areas of the city such as Karangalpady/Bunts Hostel, M G Road and Bejai.  From any part of  Mangalore city this area is accessible within 15 minutes  travel time,  which makes it convenient for school, college and officer goers.

This well planned 10-storey  residential two blocks mega project has on offer 120 luxury apartments  with spacious two and three-bedrooms  with choice of size ranging from 1280 sq ft to 2110 sq.ft  and the quiet and serene environs provide luxury, style comfort and tranquility to the customers.  The project has come up in a spacious 1.25 acre land  with all modern amenities  and is accessible with broad roads and has comfortable space all around.  Lot of thought and planning has gone into its architecture keeping in mind the comfort of customers, best use of available space, natural light and enough ventilation.

Land Trades has many more projects in the pipeline  which are in the planning stage. A 45 cents land has been acquired in Balmatta, next to Don Bosco  Hall and the project will be launched soon.

Land Trades has always moved with  changing times and   has provided living luxury to people with latest facilities.  It has kept an eye on the changing needs of the customers and made conceivable efforts to incorporate them in their projects to give the best to its trusted clientele.

With a number of prominent  projects completed and many more prestigious future projects in its kitty, Land Trades is all set to stabilize its position as  builders and promoters of repute.
