Mangaluru, Jan 19: With the completion of the second phase of runway at Mangaluru International Airport, the district administration has ordered the zilla panchayat to acquire land for the third phase of runway work which will commence soon.
 
The order from the district administration has put the residents of Kolambe and Adyapady in trouble as nearly 37 acres of land will be acquired for the purpose. This means 22 houses will have to be razed.
 
 
 
At present, the government has said it will pay Rs 23,283 per cent at Kolambe and Rs 19,387 per cent at Adyapady to the residents who have claimed that there is a big difference between the land’s market value and the compensation fixed by the government. Residents were allegedly paid a bigger amount of compensation during the previous two phases of airport runway extensions. 
 
Locals of Kolambe and Adyapady have demanded an increase in the compensation or provision of land with water and road facilities. They met district in-charge minister Ramanath Rai and deputy commissioner Sasikanth Senthil and submitted a memorandum regarding the same. 
 
The minister and the DC have assured to review this matter at the earliest.

    Mangalore has best facility of 3 Major modes of transport -Sea (Port), Air (Airport), Land (Railway), if the Airport Vision is scheduled on time ,this will benefit Bajpe airport area residents -City GDP, Jobs, Returns on investment ,tourism etc will increase.

    We have seen lot of developments recently-2016-2017 Airport Cargo Tonnage grew 32.7% , New houses and apartments are built in this area , considering various factors of ''Growth Rate forecast '' and ''Scarcity of Land ' Govt must help these 22 houses with compensation based on Market growth rate.

    Also recently the FDI threshold also has been increased to 100% - which is a additional support for economy.

    The compensation should be according to the market value (not the guidance value) and there is a 100% solatium. So the residents should get a total compensation of twice the market value if the land is within Municipal limits and 3 times if it is outside the Municipal limits. The market value is well defined according to section 26 of the Land Acquisition Act, 2013.
    Also if the Land Acquisition officer does not follow the said Act in letter and spirit, under section 85 and 87 of the said Act, he can be punished with an imprisonment of 3 years. These things should be highlighted by the residents.
    It is surprising that there are no good advocates or social activists who are taking up their cause in Mangalore! If it was Gujarat, the compensation they would have got would be much higher and it would be without any appeals or arguments because there are good advocates and social activists, who take up the cause of the poor.

    This has to happen because from day 1 the new airport project came up we are suffering till today. Very unfortunate. Hope the minister and the DC work favorably and wisely while awarding compensation. I appreciate Mr. JOSEPH PINTO for taking the lead for this cause.

    The Extension is behind the Airport area-isn't it and not near Airport Road (Residential Area). Govt must consider on 'Fair Price' to our people on any acquisition . Positive side is extension will create good infrastructure , development and employment opportunities to our people , Lets hope for the best.

    The land owners whose land is to be acquired must be paid the market value. When individual buys property government levies tax and duties based on market value.

    Is this taxiway extension
    Taxiway, taxi parking & taxi stand is given more importance than runway
    Money is being made from taxis & not airlines
    Inferior quality taxis who charge exorbitant price are being offered to the passengers
    Runway extension, abolishing the taxi union & allowing all modes of transport is need of the hour
    L&T has already given estimate for runway extension which is too high
    It is less expensive to build one more airport than the extension
    Dreamliner & Airbus 350 XWB can land with a longer runway
    But Dreamliner is original design & Airbus 350 XWB was designed much later
    Still Dreamliner has more advanced designs, burns less fuel, more comfortable than Airbus 350 XWB
    Lot of passengers, retirees & tourists from western countries can directly land at M'lore
    Retirees now use Cruiseliner than Dreamliner as it is more comfortable for them
    Tourism would develop in many folds

    Yes exactly But that is not included in the Land acquisition at passed by earstwhile UPA Govt
    For all Private industrialization that 4 times market value applies ,Modi wanted all Govt acquisition also put in that so that Farmers will get right price .UPA opposed it and then Modi said let the state govts decide as the actual acquisition is done by state Govt
    Dear Friends dont make it a BJP -Congress issue .We want Airport but we need to be given Very good price for the land
    I am worried only the actual losers of land know how difficult it is to get another land at low price
    Give proper price

    I raised this issue before
    When Modi came to power in 2014 first session it self said All the Govt land acquisition like Airport ,Railways etc should be brought under Land acquisition bill of 2013 in which there is provision of 2 times the market value for urban area and 4 times the market value forRural area .Other wise it will be just Govt price which is very vert low
    in Gujarat Modi gave excellent price .Even Hon Courts also praised it

    Yes it will be lower, because we are common man not politicians. If any politician lived in that area, he would either not give away his land or would easily get 100 or 1000 times more than the actual land value.
