Mangaluru, May 21: 'Shalimar Eden', a commercial and residential apartment project by Shalimar Group, was launched by MUDA chairman Suresh Ballal at Pandeshwar here on Sunday May 21.

Addressing the gathering, Suresh Ballal said, "Mangaluru keeps on growing bigger and better. Some had claimed that there was no opportunity for real estate in a city like Mangaluru, but the truth is, flats have a lot of demand as people come in search of housing at affordable prices. Last time I also inaugurated Shalimar Liverpool at Bendorwell and most of the flats in it have already occupied.

"People should come in large numbers to Mangaluru and at the same time jobs need to be provided to the youth. Our MLA J R Lobo is concerned about creating more job opportunities for the youth. Now that Mangaluru has been declared as a future Smart City, various development works such as road extention and better drainage systems are coming up under this project. We require people's cooperation to make it possible," he added.

CREDAI president Dr D B Mehta said, "This is Shalimar group's 5th project event that I am taking part in, and indeed, it is a privilege to be part of the launching ceremonny of 'Shalimar Eden'. I feel proud of the product delivered by Shalimar group.

"From July 1 this year, there will be big laws coming into effect for the real estate sector, namely the Goods and Services Tax (GST) and Real Estate Regulation and Development Act (RERA). Under GST, the tax will be 12%, which means the price of flats will increase. There are a lot of rules and regulations under RERA for developers and brokers who deal with real estate. Builders need to get registered under RERA law on or before June 30, and the registration is project-wise. If a broker fails to register under this law and continues to deal with real estate, he will be penalised upto Rs 5 lac. Also, if you fail to deliver your promise, you will be penalised under RERA law. RERA is a strict law where you need to be very careful while drafting the agreement. It has the provision to prosecute builders who fail to deliver projects on time," Mehta said.
